When is the best time to sell your home?

The best time to sell, according to the cliche', is when you have a "ready and willing buyer." Realistically, there's no bad time to sell your home. Buyers are "out there" all year long and homes are available on the internet 24/7. 

The Spring market is the time when buyers & sellers all come out of hibernation and the frenzy begins. We do see a spike in activity as the weather warms, everything turns green and people get out and around more. Unfortunately, many sellers somehow miss-time the market and lose valuable exposure to buyers. If a seller wants to take full advantage of the spring market, they need to be IN the market starting late February to early March. That means getting your property fixed up and cleaned up after the holiday season. Hey! What better way to work off some of those "Pudding Pounds" and rock your New Year's resolutions?

The longer it takes to get your property on the market, the more competition from other homes you will have as other home sellers list more and more homes for sale.

Be prepared for a slow down in activity as June rolls around. Why? When school lets out for summer and kids graduate, many families take off for vacation and other activities. Again, homes are still selling reasonably well, but there's a lot more to distract buyers' interests until school starts again in the fall.

As school begins again in late August, early September, families are pre-occupied for a few weeks as they get used to new schedules. We then begin our Fall Market or Second Season that runs from September to late November, as buyer's try to close before the holidays. Is a great time of year for real estate, as buyers try to envision "where the tree goes" in their new home ... and what better gift can you give your family?
